We seek to find properties in recovering southeastern markets where current income exists, but at levels beneath their full potential if further improved and managed more thoughtfully. By purchasing at current income levels, we create opportunities to add value and deliver current levered returns above 7% with targeted multiples on equity invested of 2x-3x over 5-10 year holding periods.  We always co-invest with our clients and partners.

  • Current assets acquired with partners include 5 Atlanta apartment communities totaling over 700 units. Value add initiatives are underway.

DEVELOPMENT

Begin by listening, shaping a vision for what the project should accomplish for its owner, then rigorously manage the assemblage of professionals to manage design, budgeting, and on-site construction. Assist the client in prioritizing the decisions required to achieve the project vision and sweat the small stuff to eliminate surprises or disappointments. Close out the job with a finished punch list and clarity of how the asset will be operated efficiently.

  • Corporate Headquarters, speculative office, industrial, and institutional experience
  • For Schools – Reaching a consensus when governed by a Board is not easy. We assist with the creation of a vision for capital investments, development of the program of needs, then the design and construction of the appropriate project on time and on budget.  We help them make real estate decisions that will enhance the mission of their schools.
